Needing to replace your roof? Besides choosing a reputable roofing contractor, one of the more important things to think about when getting a new roof is the type of roofing material you desire. Most homeowners will stick with the standard asphalt shingles for affordability, but its worth taking a look at the different types of materials available before getting an estimate from a roofing contractor. Here is a quick rundown of the main types of roofing materials most popular with homeowners.
Asphalt Shingles
This is the least expensive roofing material. It comes in a variety of colors and shapes but has a shorter longevity than other materials. About 75 percent of American homeowners choose asphalt shingles for their homes. Asphalt doesn’t add much insulation value to a roof, but this material is easy for roofers to install.
The average cost is $50 to $150 per square and the life span is 15 to 30 years on average.
Concrete or Clay Tiles
Clay is attractive because it’s strong and sturdy and lasts for many years. This material has the ability to reflect more than 50 percent of the sun’s heat. Concrete material is fireproof and adds an elegance to a home’s appearance. An added bonus is that concrete is available in many colors, textures and styles that can add intrinsic value to a home. Because this material is heavy, the roofer may need to add on additional roof framing. Concrete or clay tiles cost around $300 to $600 per square and last around 50 years.
Wood Shakes and Shingles
Cedar, pine and redwood are common choices for this material. Wood shakes are cut by hand while a machine cranks out shingles. Homeowners should check local building codes to determine if this material is permitted. Some areas may require a fire retardant treatment on shingles before they can be installed. Wood shakes and shingles cost around $100 to $170 per square and last around 30 to 50 years.
Slate
Slate is an extremely durable material that is dark in color and not recommended for hot areas. Slate is also easy to repair. It is very expensive, around $500 to $1,000 per square, but is by far the most durable roofing material, lasting anywhere from 50 to 100 years.
Metal
These roofing materials are offered in stainless steel, aluminum and copper. They reflect solar heat well and are great where snow builds up on roofs. This material can be made to look like tile, shakes or shingles. Metal shingles cost around $100 to $600 per square, and can last up to 50 years.
